What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, an appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they walk the home, they make note of the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area and the general layout of the home. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a measurement service?

Real estate taxes

Tax records often reflect incorrect square footage because the values can come from various sources, and occasionally go unproven — meaning you may be taxed for more square footage than you actually have! Unless a certified appraiser has recently executed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before attempting to challenge your taxes. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a property

A floorplan service can secure fair market value for your property. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your home or property is to reference a recent appraisal or home measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

For agents

To make certain that your client's home sells at a price that properly reflects true market value, we advise asking for a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic for enticing potential buyers since they can view the layout and attributes of the house before and after touring.
